More consumer sales are going online and there isn't a need for the giant retail spaces of yesterday.

Since then, I've consumed a LOT of content from BP/others and have learned a lot about the different paths of REI.

Not only in DC proper, but in all the VA & MD suburbs.I would suggest visiting the wholesaling forum & consume all the info there.

@Jason Powell I Have found that high paying W-2 looks great on paper but is also super demanding and time consuming. 

It is very expensive and time consuming to go to court for both parties involved in a claim.No legal advice given.

So consumers could wait 2 to 4 weeks to resolve the issue whereas they can drive right to the store and return that day and get money back, go buy more stuff, or get the same item that is new and works.Retail is overbuilt in weak suburban to rural locations in cold belt states.

And yes DC is expensive, but I am sure you and your wifes salaries are consumate with the market.

By the way, I have a full time sales job that consumes most of my time... therefore, I was looking for a place that would require basic lipstick and makeup value adds as opposed to major renovation.

In general, consider consumer debt to be toxic, & work to pay it off ASAP.
