Hi @Bernard Weingarten,Each agent owes confidentiality, disclosure and loyalty to their clients (Among other things).

Ask the seller to accept a signed non-disclosure and confidentiality agreement related to any information the seller provides to buyer.

The lease can have a confidentiality clause in it if you think that the Seller might back out of your deal if they know that tenant is interested.

I was wondering if anyone had any advice on how to find investors willing to listen and how to keep everything confidential so a good idea doesn't get stolen.  

The more I think about those negative things, the more robust my investment plan becomes, and the more confident I become in my investments.

...I'm fairly young 26 and although i have decent income/ credit... not much saved... but this strategy seems so solid that I feel very confident I could pay back a family member if they lent to me... i'm even entertaining the idea of hard money loans, but am not too familiar with their terms rates etc.....

While I will not be sharing specific numbers as to respect the confidentiality of the others involved I will say it was a win win win win for all of us. 

One of the most important aspects of the agent/client relationship is the duty of confidentiality.
