I wanted to add the importance of understanding "Compounding effect".

Currently, I have 2.5M out currently between New construction and flips and my true APR (When points and compounding are included) is in the 13-15%To complicate matters slightly.

this is compounded when there are no comps that justify a value associated with an ADU. 

The drama kept on with threats for a few weeks thereafter, but I did not bow down to their threats as I had plenty of evidence to win if it made it to court.

I would love to use her money to compound it and buy another home just like my moms house where it need some work.

If we were to compound that 15K for 30 years (which is the term on my existing home since I refi'd this year), I would have to average a Rate of Return of close to 10% (9.83%).

A lot of these places don't have access to good highways and infrastructure, compounding the problem.
