You would think from my initial comments I am anti San Diego RE investing but I am not.  

If they are MTM, unless there is some local 'anti-termination' rule you can end their lease for any...or no reason at all.

You will hear it from the anti-leverage group but they have a valid point for investors who don't consider the back-end discussion of liquidity and reserves. 

However, I feel a lot of them misrepresent how easy, or not so easy the business really is though.From what I see on BP its totally anti paid training.. with a little bit of " I am OK with it if its super cheap like 1k or something " and that you should just go buy a rental instead.. well most of guru training is NOT how to buy a rental its about how to flip houses.. so most of the folks that say that don't really know what they are teaching anyway.. 

You cannot deny the family because of the lead paint either, that's considered discrimination (you're refusing them because they have a kid) and is against the anti-discrimination laws of the state.

While many of us here are anti guru and this group is full guru, we are pro education.

Now I fall squarely in the "why not do both camp" so I am by no means am I anti-REI; simply looking to add some nuance to the topic at hand.
