I already anticipate issues, because we live very rurally, and comps will be few and far between geographically, with huge variation in the properties they can find.  

There are multiple variations of these policies and how they loan provisions work.

The terms, private residence club (or “PRC”), destination club, vacation club, quartershare, timeshare, and vacation home partnership are also used to describe variations on these arrangements, and there are no consistent distinctions in the use of these descriptions.

They can help you get a game plan together with actual (or proposed) numbers and run through the different variations to see what would be most beneficial to you in both the short-term and long-term.  

Take any specific home configuration & sqft and then compare that to regional variations; they will not compare at all as this is a difficult blackbox problem to solve (ie adjustments must be made from outside the computer)Any realtor relying upon these systems is incompetent and lazy. 

You're looking for properties close in age, style, construction, bed/bath +/- 1, size variation of 20%.

the percentage has a bit of variation based on things such as including the trash in the property tax or any local bonds such as for schools but 1.1% is a good estimate but 1.2% is a safe estimate.The depreciation is based on structural value.  

When my construction and management teams bid out ac installs from subcontractors we get price variations of as much as 3-4K.
