Replacement frequency for Arizona AC unit?

@Toby Johnston I had one replaced not long ago for about $4550 taxes included. It is one of two units, roof top,  that cover 2003 sq ft. That was a saturday "need it now" installation cost. I'm not sure they make house calls to Morgan Hill tho'. ;-)

@Toby Johnston Glad to read you are getting a 2nd opinion! Just had one property, major HVAC vendor hired by the owner to do semi-annual maintenance estimated over $2200.00 of work needed to a unit and recommended replacing at a cost of $6800. I sent out a trusted vendor and $140.00 later all is well with no other issues.

Bottom line: Some of the HVAC vendors are total BS! Not all, but some are.

Home inspectors and HVAC technicians will tell you the typical lifespan in Arizona is about 10-15 years.  It of course varies on many factors, but as @Jeff Schneider said, I've also seen units last 25 years.  The price of a new unit will depend on the size (ie tons), location (roof or ground), whether it's a split unit, and brand.

With your 2 options, sounds like a replacement unit is the way to go.

It varies quite a bit. I've had units that lasted 25 years and some that lasted 12-15. A lot of people are stuck on brand names but I have a newer Trane on one of my properties near Nashville that has been the biggest piece of crap when my Goodman's have been running steady.

I'll send you some ads in your inbox where the guys claim to sell for 1/2 the cost of what you're being quoted. I haven't used these guys so do your homework, they say they're licensed with the ROC. I'll also send you a couple I have experience with that have been very fair and people have been happy with them.

I second what Doug said. In my personal home I had once a company come out for a "check up" on the AC unit. The line was icing up and they told me I had a freon leak and needed a new unit. I called for a second opinion, they cleaned the coils and adjusted the fan speed and it works as good as new. If your unit does have a leak, I know there is a leak seal type of product that can work. Its not a sure thing but its better than dropping 7k on a new unit. If your property is here in the valley I highly recommend Johnson Refrigeration, I've been very happy with their work.
