Commonly called a drop and swap. 

.- Swap up to a 6-month lease for $Y per month.- Upgrade to a 2 year lease for $Z per month.I usually summarize this with something like "I'm up for whatever is best for you, so just let me know which of these works out best for you and I'll write it up!"

At any point during the exchange period before you purchase your replacement property you take cash from any source and "swap" it with the note in your exchange account. 

There are weekly calls for property swaps and deals/funding.

The tenant can always be swapped out for a better one.

People can be swapped out.

I have two LLCs (I own interest in both 50% interest in both, but the other 50% has a different owner in each) that want to swap properties.

I thought I was done but find myself to be the one to prevent my PM from having to call an electrician then a plumber to replace a stupid hard-wired garbage disposal, or any licensee to swap a light fixture, wall heater or water tank.
