I've got mentors who indicate that I'll need to offer on multiple deals per week to build up a pipeline of steady deals which makes absolute sense once the business is up and going. but for my first deal should I follow that advise?
David Martin Getting a Road Built by local municipality

What makes it such a discount at this point in time is that even though the municipalities planning committee GIS system indicates that they have easements established for road frontage for this lot, currently there is no road frontage.I would like to take advantage of picking up the lot while deeply discounted, but I know that no road frontage will impact potential plans to convert this over to a cash flow play (or to liquidate it later if needed) until completed by the municipality.

I've never bought a house before, and i've never had an income to be able to be picky about my living situation, so i really have no idea what amenities to look for, and even worse, no idea what large ticket items to look for. obviously roof, foundation, electrical, plumbing - but what indicators of those can i actually inspect on my own and be able to see if this house has any major red flags?

Hi guys, I have a tenant on one side of a duplex in South Park who's indicated that when it rains, she has water coming through the back door and  now it seems some tiles may be coming up on the floor inside the door area as well.

As long as you have not signed or stated any indication of solely and exclusively working with one agent, then you are free to browse the market as you wish.If you have signed an exclusive agreement with an agent, then I would go back and look in the documentation to see what it says about you finding the properties without your agent.

I see nothing that indicates that the San Diego market going forward will be different than history indicates (but history does show RE cycles so you need to know you can weather a down cycle).
