Here in Salt Lake City STRs are essentially illegal, but tons of people operate them anyway because the city doesn't really enforce it.I imagine one day the city will decide to start enforcing it, and then everyone will act shocked and caught off guard that they can no longer operate their illegal STRs.

A checklist can serve as a reminder before the cleaner leaves to go over it and - "oh that's right I forgot to refill the salt shaker" - not remember to do it once the guest is there and dread the upcoming review.

@James Hiller whats the ask price and then what is the Zillow price you have to take Zillow with a grain of salt they could be pulling comps from pre rehabbed homes and often do.. never take your values from Zillow or truila in those asset class's... you have a wide range of conditions of the properties.PS..

If the property is anywhere near salt water, then everything wears out quicker and needs more repairs/replacing....so you may want to factor that into your expense numbers.Mike

Take what this says with a grain of salt and make sure you're comparing properties that are similar to the one you're looking at (layout, amenities, "wow" factor, etc.).As far as management companies go - have you considered self managing?
