Who is doing the ARV evaluation because I have seen a lot of examples over the last 3 years when a new investor looks to buy a property and ends up having the wrong ARV or sale value.

You have to now include the extra time spent communicating issues, invoices, etc..with the property owner.Whether you do it or not is not a right or wrong matter, but you need to understand why you are doing it and if the extra cash will be worth your time.We have always turned down the requests to manage other people's properties, because I feel like the amount of money I would receive from managing someone else property would not be worth the time to me.  

There is no right or wrong answer it depends on your financial situation and what lets you sleep at night.

Hello BP Community, I know I'm missing something (Or actually just flat out wrong) when trying to figure out this math equation of Mortgage (Principal and Interest).

It doesn't have enough details to fully evaluate it here, but I don't see anything that is radically wrong or can't work.

I understand what you are trying to accomplish, but you are going about it the wrong way. 

I would still use PT lumber though....Hi Bruce is a “20 year ground contact post”considered as a PT lumber or is that a different material Basically the same as far as I know.....Let me clarify something....I'm not saying that setting posts in the ground is wrong or bad, It's just generally not allowed any more.
