My biggest advantage is that once I understand a system or process, I tend to find a niche or unique inisght that can allow me to have an advantage. 

Pet owner’s tend to be more responsible than non-pet owners.

I've found things tend to come in "bunches." 

Where you are building your wealth is the appreciation and don't forget rents tend to go up over time so as time goes on the unit gets more profitable from a cash flow perspective. 

@Solomon Rosenberg, for what is it worth, I tend to agree with Chris and Melanie about sharing names.  

It tends to be a family tradition to do it versus a poverty issue.

There are certainly some good people there, who are fun to talk with for the several hours of the meetup.When I attend professional networking events, they tend to be with others that are in the commercial level of experience.  

If you miss renting to students around August 1 or before, you may wait a long time.Also college students tend to be pretty rough on wear and tear of the homes, so you want to budget for that. 

I have yet to make my first deal and tend to get discouraged so am looking to connect with someone who has some experience to see how we can help ea other.

But I would confirm what they were doing in 2008, since I have heard some syndicators talk about "I started investing in real estate in 2004..." which, when you dive into it, they mean "I bought my first primary residence in 2004", which is vastly different than doing large scale investments.Regarding syndications, only accredited offerings, etc: I tend to disagree.
