Additionally, it raises red flags in underwriting if you were to originally acquire a single family home, and then move into multi-family after that.

After closing cost  I’ll be at 250k. built in 2017. 2600.00 MO income. rents can be raised some not much right now. 80% LTV I’ll be out of pocket 54,000.

We did not fund the last few million of the raise, so we are allowing the final slots to come in at up to 20% APR, fixed annual simple deferred return (deferred means you get all of your interest earnings at the end when we repay your principal – and that happens when we finish building and then sell the apartment complex).This asset is our safest MF asset, in my opinion, BECAUSE the project is backed not just by our equity in the apartments – but by our equity in the entire 54-acre land development.

I tend to agree with you, but that is my perspective.Let's say you are trying to raise money from other people: banks, private lenders or investors.

Tell them a little bit about your plans for the property - a lot of tenants' first thoughts are that a new owner will come in and either immediately kick them out, or immediately raise the rents.
