Lots of interest. Should I raise the rent?

 Posted a listing in one of my1BR/1BA rentals for $1100. Average rent in my area is around $1100-$1300. I’ve got a lot if interest at $1100 and have prescreened them all.

I feel like I’m missing an opportunity to get higher rents but I already offered it at $1100. 

Should I tell them I’m raising the rent due to lots of competition???
