What if one day the home owners association decided to not allow short term renting or possibly the state of HI passes laws banning short term renting (it's very controversial over here) and over night I go from a great cash flow rental to a rental thats in the red and possibly underwater if the bubble did pop.

@Etan Frankel although the government has a hard deadline of April 20th, 2018 to establish designated opportunity zones nation-wide, the investments wont happen for a short period afterwards while the IRS works on designating qualifications for the certification of an Opportunity Zone Fund.As soon as the certifications have been designated and the flood gates for applications are opened, i am sure you will begin to see many Opportunity Fund's pop up that would be eager to participate in the investment.

Town pop is only about 7,000 people too, so there is very very little supply, that's why I even looked at this one. 

but i feel that i dont get the great deals. and i dont get every deal that pops on the market and when i got it there is deals thets already on the market few dayscould someone pls refer me to a good agent who's friendly and understand the idea of the BRRRR strategythanks a lot bigger pockets 

It's all about first impressions and mulch will really make it pop.

I am an active investor here in town as well so I'm happy to see more and more of us pop up on here on BP.
