My main concern would be to have the ability to "peel off" non-performing properties and sell them.  

He stated outright that you can mask and seal smoke smell, but you can never remove it unless you remove the materials. 

This is simply because the holes in the masks are larger than the size of the virus particle.

Then once or twice a week go walk through those areas street by street. write down every duplex you find and and houses with long grass or peeling shingles or just generally looks unkept.

I m asking bc even my super safe neighborhood in NYC has almost the highest level crime rate just like half of the city even Manhattan. 

@Mario McNeilHey Mario, the VA loan is pretty strict on property condition and they require no peeling paint, move in ready, etc to receive the loan on it.

Roof is peeling off, there's holes in walls, and almost every single window is broken.

1) vermiculite (likely asbestos containing) in attic underneath blown fibreglass - not an issue unless we need to access / do work in the attic (see ventilation below)2) soffits are poorly vented but I was told there are ways to vent them and install baffles without going through the attic3) three bathrooms have no ventilation fans (they have windows) and the ceiling on two of them is peeling / potential mold or rot4) main kitchen hood fan is removed and didn't seem to be vented to the outside anywaysSo considering the tenants are smokers (saw windows open with space heaters on during the inspection) I'm thinking the ventilation issues are priority to a) improve the indoor air quality b) reduce the amount of heat leaving the home.

Still getting used to having to wear a mask everywhere I go!
