Personal I beleive the less partners the better.

I like one of our attorneys viewpoint (from our REI) who owns lots of property, He holds properties that have mortgages in his own name and holds larger properties where he has partners in an LLC.

Hoping you get this resolved soon and can find an integral company to partner with.

All that being said, we're considering hiring a mentor who can provide guidance, keep us from making mistakes, and partner with us to close deals since we don't yet have the experience and investor network to close deals on our own.

They require less hands-on management making them a great way to gain experience and build trust with local professionals down the line.The BRRRR strategy can be profitable but it relies heavily on trustworthy partners. 

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.
