If you didn't run wiring to the ADU and that's why you're providing WiFi, the solution is to run wiring and ask the resident to get their own account. 

At that point, it's worth researching and finding a solution that better meets your needs.

I've also been told other agents are untalented and couldn't offer them a solution and send me referrals and gifts.

If you cannot own the physical risk, equities and  private debt is the best solution for income.

While DSCR loans may be the solution for you to get around your DTI problem, they do come at a much higher interest rate. 

All strongly appeciating neighborhoods, but can be a rough tenant base.A rent by the room situation (renting our basement if it is legal living space) could be a good solution in Brightwood or Riggs Park...or even Silver Spring.

Question is do you want to lose a tenant over this and suffer a possible eviction process and a unit refresh or can you find another solution?

They promised a turnkey solution with active, professional, experienced project management and an entire permitting department at our disposal.

We haven't found any solution to that problem.

Hey @Andy Yu - echoing what @Eric Hajdu brought up, your best solution for a quick fix is likely going to be to offer a buyout money or cash for keys.
