Or you can give him 2 months notice to move the stuff and he'll probably just plain move out.As long as he keeps his stuff on his side of garage I wouldn't see a issue, it's just he can't expect it to be secure as it has joint usage.

For instance, water/sewer needs to be separately metered and charges HAVE to be based on actual water meter reads, there is no such thing as estimating usage and billing...it needs to be down to the T.
