So even the list side on the average flip in your area will save you well over 10k and that could be 20 to 50% of the profit.. then you never know when a friend wants to list a house with you.. listings are money in the bank and you never know when your career could change and you could be a uber great agent.. my wife sold over 15 million last year... so anyway that's the pro's   ... personally I don't use my licenses but I keep them active in CA and OR and inactive in MS.. for me its all about credentials.

Austin,A couple of things from an Insurance perspective:As a 5 unit, it is not eligible for a Dwelling Fire Policy in most companies (they go up to 4 units) so you will need a commercial policy (could be a Package policy or BOP policy).Here are some things to look for from an Insurance prospective: Any in-ground tanks (active or inactive)Any Knob & Tube or Aluminum Wiring (even if the service panel is new check for the in wall wiring)If built before 1978, does the building have Lead Safe certificationsAny wood stoves or secondary heating units.
