A lot of your response is unfortunately putting words into my mouth.

The ideal goal is to house hack a fourplex to get our feet wet, while looking for a value-add apartment complex where we can really get the ball rolling and scale.From word of mouth and research that I have done of South Kansas City, here are my ratings of the area.

I'm not sure of when another crash will come, but I'm just hearing from word of mouth and reading up on some news articles so I'm preparing as well.  

But Rolex's and Lambo's wouldn't make us any happier.

I didn't ask the details (shared front yard) but it has me VERY curious.Love my friends and kept my mouth and opinions to myself, but wow...I'll have to remember that strategy for future reference.

Renovation takes time, hurts occupancy, and if certain things (like kitchen cabinets) are in the middle of their life there's no need to look a gift horse in the mouth. 

I truly appreciate all the ideas and information it's exactly what I joined this site for and couldn't be happier.

That being said, I just feel that's a lot of mouths to feed when the potential for profit really isn't that great. 

I don't want to open my mouth and say something that is legally in the wrong or a gray area.I've currently got two properties and am closing on my third this month, so I'm definitely still learning that balance between being a nice guy and not creating a situation where there are loopholes people can take advantage of.Thanks for any feedback!
