What should I invest in with $100k

Hi everyone,

I am new to REI, and was intending on flipping homes; however, I'm also open to buying and renting out duplexes. So I currently am living in my primary residence and plan to sell it soon and will most likely get $80-$100k in equity. My question is what is the better choice to use those funds towards...flipping a SFH or buying duplexes or waiting until another market crash and wait to buy multiple investments? I'm not sure of when another crash will come, but I'm just hearing from word of mouth and reading up on some news articles so I'm preparing as well. I don't know much about the economic details, so I may be wrong but in any case I just want a better idea of what I should do. I'd appreciate it if anyone can provide some advice on what's best, especially it being my first investment.

First. Get educated. 

2nd. Go network in your local REI, and you will figure out what you prefer investing in.

3rd. Don't advertise you have some $ to invest, there're scammers all over. 

Make sure you buy right and have multiple exit strategies. Good luck!
