It seems that most people on here are net money consumers and that most of the people doing this are throwing Hail Marry passes hoping to find funds.

That would be like saying you would hold us responsible if a hail storm did damage to your roof even though we can not control the whether.

Some other qualitative factors include weather or climate impacting maintenance costs - pipes freezing in northern climates, hail storms in Dallas, flooding in Houston, Air Conditioners in Phoenix. 

With the first few months of this being a rental there were 2 hail storms and a pipe burst in the home.

It has wind/hail coverage and says "replacement cost."

As a general statement, I'd say, a tenant claiming they were hurt on the property (General Liability claim) is the second most common claim.For CO, FL, TX, and OK, Wind and Hail claims are just as common as a fire claim.
