Black iron lamps and a small kitchen cab set and small fridge and just a microwave is good enough. 

For what it is worth, our property is recently updated and has good amenities (washer/dryer, fridge, new dishwasher, oven/stove, big fenced in backyard, patio, fire pit, and a driveway that can fit 4-5 cars). 

I decided to go with a used fridge from a referred used appliance company that my property manager uses often.

invested $13,000 into "beauty" (LVT, paint, fixtures, fridge, etc.) and some other items like a back door and bathroom window.

All else equal, I’d rather have 3-5 roommates and an awesome big kitchen with two fridges than 4 tiny studio apartments with four kitchens (and potentially 4 Hvac systems, 4 hot water heaters, 4 washers and dryers) to maintain.

Overall, I believe I have solid knowledge of this industry so when people are speaking to me, they do not feel like they are talking to a fridge.

American Home Shield specifically was called out to repair a fridge at one of our properties.

For a while I couldn't even get treated lumber, and also had delays getitng a fridge, stove and vinyl siding.

The first time and not the second someone even steals a fridge will be enough to loose piece of mind to warrant getting it. 

His bed is still there, the fridge is empty, no clothes/shoes at all, big trash bag on the kitchen floor, some kitchen utensils.- Since mid August, we've been inspecting the unit every other week.
