it's not a funding source you should use for your first few transactions. 

And any thoughts on how you are going to fund your first transaction?

We're based in Kansas City, MO, and are currently generating just over $1M in revenue annually (~50 transactions a year).

@Bridget Grant just to add going foward, in your search for a lawyer who specializes in these types, look hard for a very good real estate attorney who will work going forward with you on any transactions you make in the future.

Buying correctly is another large factor (in any RE transaction).Of the comments above from Evan, while it may appear to be scary and cautionary (as it should), don't let it discourage you either.

We offered them 25% rent reduction in daily rent throughout the course of the 3 day repair, but they have countered with expecting a full days rent reduced for each day.

Or do I need to be paid separately since I will not be using my Real Estate License for the transaction? 

The process never seems to be stress free no matter how many transactions you do. 

I'd personally rather stay at a hotel in BBL with daily service, cleaning and staff that I can talk to. 

The LLC is not part of the lease and thus has no rights or claims to anything regarding the lease, unless you ever signed something agreeing to the LLC to become part of this transaction.
