But I wanted to hear the opinions of successful people.

I want to jump right in the multifamily property but there's not a deal in my opinion, then I was thinking buying a single family and rent it out (either 1 year after being a resident or pay 20% as DP) which I think there's a potential. 

Best case (in my opinion at least) is they reduce our taxes for next year down to 15% above 2022 for those that went up more.  

My personal opinion is that a competent Property Management Company (PMC) will not need any gimmicks. 

Looking for others opinions on these places or other areas that match this criteria.

Hi @Karen DiNapoliGood question.In my opinion: it's all about the cash flow, not necessarily about the taxes or the other expenses.So for example, I live in the Philadelphia area and in West Philadelphia the taxes are lower than they would be in the county outside the city where I normally invest.
