In the meantime, the National Apartment Association has some decent recommendations around the laws that are helpful: While you do not need written consent to send a resident an informational text, we strongly recommend that you obtain written consent for both informational and marketing texts for several reasons.

I rent 2 SFHs as dorm units to college kids, it has been good for me, the key is to find groups that rent out the entire floor, don't typically put strangers on 1 floor unless everyone consents.
