I agree with @Carl Jackson in that I don't think the real estate commission has any heart burn with you managing your own single member LLC.

The seller agent usually gets a listing at 4 5 or 6 percent and shares some of that commission with a cooperating buyers agent.

Then find a tenant/buyer who likes the place and assign your contract to them for $2,500.Pitch it to the seller as getting his asking price (more or less) plus positive cash flow without having to pay commission or closing costs.Worst case you can't find someone and the seller is in the same situation he's in now.

actually if that happened to me I would either have a discussion with real estate commission for Texas or have your attorney do it for you. juse my opinion. jeff
