I'm using FHA financing and everything has gone extremely well... until now.Despite asking my mortgage broker on multiple occasions if I'd need cash for anything in addition to my down payment, inspections and appraisal, he has just informed me that I need 3 months of reserves (about $3,500) in my checking account at closing.

This motivates them into working with you to come to an agreement and get the loan reperforming.The NPN investor I spoke to said he has proceeded with the foreclosure and taken the property subject to the first on a few occasions and in some of those the first threatened foreclosure and never followed through.

I didn't have a lot of trouble with tenants or sellers or buyers in my investing days, but, on the rare occasion that I did, I would always ask the question:"What is the amount of the check I need to write out to make this problem go away?"

So far ive been requesting the tenants bring in 2 blank money orders and I use a premade stamp with my ira info on the stamp and we just stamp the money orders when they bring them in.
