I was wondering if anyone in the group has experience with purchasing an investment property with judgements attached?

The main risk being any judgement, tax lien or IRS lien the previous owner may have will attach to the propertyAdditionally, pre executed deeds are also not recognized any longer by most title companies.

I think they would be better off selling and told them this but due to the strong emotional attachment they want to keep the house.

not that the bill goes away but it does not attach to the property.now taking a deed in Lui not sure on that one.. that is almost like sub too in a way.. and he may be responsible on that one..

I would not require any structural improvements to the slab at this time, but I would recommend the owner maintain the following items in the future:Maintain grading around the foundation of the house per the attached specificationsKeep soil near the foundation walls moist during dry weatherExpect cracking in floor, and seal with flexible sealant when visibleThe proposed maintenance is designed to retain strength of the foundation.

Hello Members,I am new to BP & this is my first post ,, So I hope I get some leeway in my first presentation.I am attaching an image of a sample spreadsheet I drafted a few minutes ago - to engage and hopefully close on investors .There are already numerous varieties of Project Analysis Packets in the market today .However, I have not yet found any that allow one to view 6 ,10 , or even 50 properties in one shot.
