@Nikki Grizzle - the road of least resistance (prevent communication issues) is to hold the tenant responsible for anything that's not normal wear and tear.

easy fix might be to simply lengthen the p trap depth so the path of least resistance for air is the vent stack and also less easy to siphon water

Your first sentence is a very weird assumption, and couldn't be farther from the truth.Contractors often will suggest the makeover or path that makes the most sense for them (and what will give the path of least resistance).

Hi Alvaro,If you add or extend any electrical for the new kitchen, they may also make you bring the electrical system up to code regarding AFCI/GFCI, Tamper Resistant electrical outlets, etc...You might want to talk to an electrician about that cost also.Good Luck!
