I say this because whatever issue that comes up can be resolved quite easily contacting the: plumber, electrician, handyman, painter, roofer, etc.  

I was counting on her to organize the painter, electrician, plumber, etc. to get the property turned around quickly. 

As much as I would really, REALLY love to have a robot painter, Ray Hespen is right.  

(Painter, drywall, framing, title examiner, appraiser, or real estate agent, etc.) this will give you a base to continue growing your knowledge of the industry.

at my property I would fix the door the first time for free, after that if its a latching issue I agree with Kyle concerning the chain, but yes I am instructed to charge for the door and the holes in the wall, the painter has to patch those tiny holes and after doing that the wall will have to be painted. this is why you are asked to pay a security deposit.

I would receive invoices from the plumber or electrician or painter for 2-3x as much as had been on the quote.  

I say that jokingly, but hire some painters and you'll get the joke.Subbing it all out will cost you more upfront, figure out what's cost effective for you and cut out any fat.
