You'd be amazed at what you can learn from fellow beginners who are also hard working and getting started, and one powerful technique I frequently recommend is that people form a small group of folks at roughly their same level with the express purpose of meeting regularly and helping each other out, which you can read more about under the concept called mastermind group.

"Mentor" in real estate or business seems about as charged as "Soul Mate" in dating - it's a big word that implies a lot of responsibility and can scare people off if used too early (or even at all).What I usually recommend instead is that people just network with other investors of all levels, meeting beginning and more experienced investors one on one for coffee/tea/whatever, and maybe forming a small group of people about the same level to help each other, called a mastermind group.
