If you envision it to be for move in ready buyer- You would need to determine what the costs would be to repair the property and how that would impact the sale value.If you envision it for a cash buyer - It may not be worthwhile to do anything to the propertyIf you envision it for a savvy owner occupied buyer - They may be able to qualify and use a Conventional Homestyle Loan or FHA 203K loan to wrap the rehab costs into their mortgage. 

If you feel comfortable doing it, it might be worthwhile to house hack your current home for a bit before buying the 2nd property--this will teach you a lot of things that you can then use to make the 2nd property a house hacking success.

I planned going from a medium term unit to short term and the license fee is $1,000 (due by Jan 6) and I likely won't be paying it and going that route as I personally won't make much more on the STR over current MTR rents to make it worthwhile for me. 

I imagine that the direct mail companies out there leverage these bulk-mail discounts for their economies of scale, but I'm wondering if anyone has any experience with / thoughts on whether doing something like this is worthwhile for more of an individual smaller-scale operation.  

I think it was mentioned, but it might be worthwhile to mention to them getting a roommate.

Just a lot of smoke and mirrors to try to make it look more worthwhile short-term rentals are now so well-defined with all their pros and cons and process and methods that these masterminds and secrets they don't want you to know really offer little anymore.

Anything worth while? 

Knowing that and comparing it to the market value of that investment will show you what returns you should expect and if the deal you have in front of you is worthwhile or not. 

Either you pay generally for a mediocre to crappy list or you put in the work to create your own database.It is a bunch of work and follow up but on large deals it can be worthwhile.
