@Shafi Noss Improving the land would be the simplest since there's already a driveway, electricity, and an old water well that needs to be jetted again.

You do not need to provide tax returns, W2s, paystubs, etc.

The problem with Multi Family is that unless you or your partner have $10M or so of net worth and $1M in cash laying around as well as prior experience with commercial real estate, you can't get the loan. 

We have owned a STR in Florida's panhandle, which has done very well for us for 10 years. 

For many years I was contacted by the housing office to provide input of my rents, both Section 8 and market rented units and participated in their annual surveys. 

And I an experienced 2-4 unit investor here as well, and have self managed for the most part.  

My goal is to brrrr the deal within three months, and payoff the credit card with the cash out refi.I feel like this strategy could work out in your scenario as well.
