You need a VA mixed with something like Breezeway Assist that can help answer the phone 24/7 for around $49.99 monthly per property. 

It’s likely the GC will subcontract the concrete work to a specialist while they focus on managing the permitting process and ensuring everything is done to code—especially if there are ADA requirements involved for the ramp.Let me know if you need help navigating the process or any tips for working with contractors.

@Jay Hinrichs thanks, it's very helpful to understand the ways this may play out. the bottom line is that, at this point, i can't count on either owning the property outright or getting my funds back until 30 days AFTER the judge approves the sale.

VA you can avoid the PMI which is good but putting down money will help you keep your payments lower.
