For any asset class, including their bread and butter office and retail, you can generally get as good or better info from your local specialist commercial broker and property manager, plus they will give you nuances beyond just the numbers. 

I did some where over 50 bread-and-butter type homes and detailed this in a chapter of a book I wrote.

If those things are in order and you get great reviews, I don't think you can beat the returns year after year.You are right, so many of these homes are mismanaged or just have no attention to detail,  (there are actually people that come here without kids and don't need all the bells and whistles, but the ones that do are your bread and butter.

Local community banks and credit unions understand the market and loans on these properties are their bread and butter.

Multi Unit Residential is their bread and butter.
