You might be able to show over a 6 month span that you can make X amount of income, but if you are unable to maintain that income beyond the 6 months it cannot be counted as reliable.As it applies to the rental income, they need to know that this is a consistent income base for you.

On working hard paid parents back and got home equity loan bought another one with that money and got another home equity loan on that one so three houses good cash flow and saving money to buy another one ended up getting a personal loan for 4th house paid it off saved money and bought another one 5 houses in a span of 8 years a little slow but I should be paid off by the end of this year and this is where the fun begins or so I hope start buying one a year maybe two depends on deal and pay them off before I go any further this is just the way I done it by far I'm not a professional but I got to stick to plan I know

South Florida has a mixture of real estate spanning the spectrum from low income area to multi-million dollar estates; Condos and Townhomes along with single family homes.I wanted to hear some insights from veterans (and others:)...is there a certain profile of an area or neighborhood that is more beneficial for Wholesaling?

During the span of 2-3 weeks or waiting for replies from the credit agencies, I decided I did not want to just hand over a sizable amount of cash to a company that I have no track record with.I sent an email to the account manager, explaining i would like to use their services, but on just two accounts....and I wait.....and I wait..7 days to be exact.
