I checked zoning and it is permitted in this area.What I'm looking for is thoughts on cost to put 6 or so commercial washers and dryers, soap dispenser, etc.

If property sells too early, I’m afraid of closing before 2nd year anniversary or asking buyer to wait more than 60 days before closing.

It smells of dog urine, there are claw marks on the window sills, roaches everywhere, soap scum/dirt in the tubs/sinks and tile floors, a broken window, and zero yard maintenance....etc, and she has sent me pictures of everything. 

I suggest you try to find value in these forums, as they are a literal gold mine, rather than digging up old threads to try and stand on your soap box.
