Would you stick with the bank  (have kept the communication going with my contact on what i'm working on, high level is 25% in, 9% rate amoritzed 15 currently but I think they would do 20 and also includes construction phase but not sure yet on when it would switch to p&i) and go that route or would bringing in a cash partner (friend/family, have multiple people interested) be something to consider?

To pencil out whether a deal is good I work at a high level and have maybe a 15-25 tasks and to actually manage the work once I buy a property I might have a a couple hundred tasks depending on the complexity of the job. 

And I feel this book took my personal due diligence (and how I look at deals) to the next level.

Though we didn’t renovate, our strong market positioning, negotiation skills, and understanding of buyer demand allowed us to flip the property at double the purchase price within one day.

I have used him in the past with a punchlist and he is independent, skilled and reasonably priced.

A lot of things can be "done" remotely, but the better question is to what level of quality.
