Three big ones are that without obtaining some type of residency visa, you cannot even spend more than 90 days in Italy (or any other EU nation, and simply owning a home there does not qualify for a visa), there are possible issues of double taxation, and even getting there and doing diligence on a property and hiring architect and construction crew is an expensive, slow process, before you even get to the point where shovel one hits the ground.  

But, I am think about suing this "Good Samaritan" trespassing of my property since I have the pictures showing him standing in front of my door and he even sticked a shovel in my front yard just to compare how tall the grass was.  

Boston surprised might be related to winter such as frozen pipes, snow shoveling, slip and falls and the strong tenant rights (slow eviction process). 

In multi's LL often maintains lawn/snow vs singles where tenant cuts grass and shovels snow.And as John mentioned, you need to know your tax rates and insurance rates.  

@Robert Gilstrap, are you saying that for 10% you include cutting the lawn and shoveling snow?

No sense in you having to get up at 4am to go shovel yourself.

Hey @Wiley Strahan...in my humble opinion, the LA area shifted drastically as soon as the first shovel hit the dirt at the corner of Prairie Ave and Century Blvd.

As for utilities, I provide a shovel for snow for them to remove & I pay for landscaping.
