I got a house I am working right now that when I went to the seller's house to seal the deal she showed me (4) other letters she had received and the reason she called me was because one of the other investors scheduled a meeting the seller, never showed up or call! 

It just needs more care,  seal it every 4-5 years and it should be goodBut not the best

Since it was my personal home, I sealed the coin in plastic and re-sealed it under the threshold.

Also, do you seal the envelope or just tuck in the flap?

They'll cut out drywall in her unit, to access plumbing underneath your unit, come upstairs and repair your problem (if need be) then seal up her ceiling, patch and prime, then send you the bill!
