I personally Don’t have time to scour city records and such but you can do that (as I understand it) which is your “free” option but haven’t personally done this so am not sure on the nuances of how it’s done.

Sorry to sound harsh but I suggest spending a lot more time scouring the forums and watching a bunch of podcasts and webinars. 

I scoured the IRS's site and couldn't find anything that specified, other than "we allow you to take depreciation" (by allow of course they mean "require").

I've been scouring different articles, blogs and forum posts and have gathered a general outline of the process, but I'm confused on a couple things.  

Been scouring the MLS and @Avery Carl and @Derek Tellier STS customized dashboard for my wife and I, and we are still stunned at the prices of the 2/2, 3/2, and 3/3 cabins!

After scouring the forums and reading several RE books, I decided to out of state invest using the BRRRR method in Saint Louis.

I've come across these Robin Hood-like loan officer's from being an investors agent in the business, but also from scouring the MLS and seeing 3-4Family homes in "high-cost" areas that closed with an FHA (not FHA 203k) loan-- then reaching out to see what gives? 

I will be back there in a little over a year so I have started looking into properties and land in Texas and scouring real estate here in NorCal.
