@ $15Taxes: $197Insurance (I have no idea how to get crude quotes) so, $75CapEx @ 10% = 334Total Monthly Expenses = $1,334.22 (of which I'd be currently paying myself the $334).Available for Debt Service: $2,006Estimated Debt Service: $700 p/m (rounding up a little bit - I know, still quite crude).Cash flow: $1,306 @ $217 per unit.In short, it looks to me like a difficult but good deal.

Hi @James Danchus I have heard of the rule of $5k in the sense that when you do your due diligence for repairs and arrive at $13k round up to 15k or if 17k in repairs round up to 20k.

@Saira Khan It is amazing to learn that the shape of RE World is perfectly round.....I've seen many many investors (including myself, up to some extent) saying that Chicago is not a good market, negative population growth, high taxes, tenant friendly laws and so on.
