I am considering accepting section 8 but am a bit scared since I need to do more research.  

Solid income, and pay increases, often offset "stupid mortgage rules," like the 75% thing that everyone knows is too conservative, or letting departing residence rental income offset that mortgage payment but only that mortgage payment (you can't "use" the "change" anywhere else).One practical problem that I've experienced in the last ten year  is that since it's househacking, some banks can accept multiple leases into one home, some can accept single home only, and some can't accept it all.

They stated that the “market rent” came lower than expected and tried to tell me that market rents in the area justify $1300, which that’s just what I “accepted” on paper from the tenant.

If your market and listing allows for automatic escalating offers ($250 above best price of highest other offers, up to X) then you can get around this and the clause is written such that they have to show you the other offers once your offer is accepted by them.

All other items in her background and credit check are acceptable to you?

I'm a LTR guy... but it is a pretty accept fact that short term will give you more income.  

Accepting pets is a great way to build loyal, grateful, long term tenants. 

Why, because of the extra work on my part to administer the hold backs, draws, inspections, etc.Now I can offer rehab money if they are willing to accept a third-party funds control company.

I’ve just had to accept that this is my passion not hers.
