id say lock in written contracted deal with the landlord. if hesitates offer give him % of higher rent and 5 yr lease if its very good location. youll be fine if its hot spot in maine.

Here's why I love the area:- Tons of year-round tourist traffic (approximately 12m visitors annually)- Hardly any regulations - just register your property (cheap & easy) and pay your taxes - The area has been a tourist destination for decades and a huge part of their local economy is vacation rentals that long predate AirBNB/VRBO- Property remains more affordable than in most other vacation hot spots- Four mild seasons with limited exposure to severe weather- Fantastic ROI
