We have so far removed all the stuff, gutted almost the entire house, and are currently stuck in permit jail working on the septic relocation.

I even seen some shady people who were doing criminal stuff that they were not even trying to hide (perhaps working with gov as paid informers?).

They've been really busy with year-end internal stuff that has to be done, on top of all the wholesalers, so some things are just back burnered.

Real Estate Investors can play ahead of the game by learning about 1) Real Estate (of course), but not the basic stuff....all the tricks that can make you stay one step ahead of your competition. and 2) Construction - How a house is built and how to fix, remodel and add value.So for #1, you can just make this forum an addiction.

Our goal is to stay away from the war zone, class d/f stuff. 

Have a good look around the property - if there is any damage they have done (even small stuff) you can give them a 3-day notice to get it repaired.
