It would be a good exercise to do some mystery shopping and tour your competition.Don't worry, it's not as difficult as you may think once you get into the habit of checking your comps for a couple weeks - you'll get the hang quickly.

Here is where I am at: Found motivated seller and agreed on a price but haven't signed a contract yet as I'm not sure if the sample contract I have below is valid to use in MD.

It's absurdly easy to pull comps, pull sample rents, and even real rents. 10 mins on craigslist/hotpads will get you a pretty good idea of what rents will be and another email from realtor for local comps will get you the numbers you need.

The moral of the story is know when and where to exercise your authority.

Hello, Could someone please share a sample wholesale contract form you might have which is valid in Ohio?

(Do some research on what docs you want to request, I’m suggesting for you here just a partial sample list of what I’d want.)A seller holding back P&L and inspection until an offer is accepted isn’t uncommon at all.  

Even if you’re not going through that exercise would be a good training experience for you.

Take a look through the BP "Files" section for sample deal/wholesaling packets (or search the forums), you'll find a bunch of examples and can get a feel for the types of info most people include.Personally, I want to see as many pictures/video as possible and as much info as I can get about the condition of the property.
