For one, it's kind of perverse, but I think that if the military downsizes, it will actually have the effect of *increasing* the station.I am not sure I'd really know the best way to even discern this, but I wonder about some way to examine dollar flows throughout the city and see if you could track the dollars that come from Fort Bragg and watch just how many times those dollars change hands before leaving the city.

If market rents are $200-300 higher than what your target property is receiving, then you just need to examine what amenities and features these other rentals have that yours doesn't.Go visit a few neighborhood properties that currently command a higher rent and make careful note of the interior and exterior.

My current mortgage lender had no problem in lending to me personally to a property that is hold inside an LLC provided that they could examine the LLC papers and that I payed the appropriate fee, unfortunately they are not refinancing right now.
