This also means your CF should increase twice.Joe - you're ignoring/mixing up the idea of "Enterprise Value" and "Equity Value", or in RE terms I guess "Property Value" and "Equity Value".

Prove you can run that enterprise, expand it a little bit, then if you're still game try for bigger fish. 

Their motivations are honorable, but their lack of understanding of business, free enterprise, and finance leads to horrendous decision making.  

The govt is not obligated to pay the bond but the private enterprise is and in any default the govt can seize the security.
