If this was a piece of land in midtown or downtown that would be totally different than a piece of land on a rough block in the east or west side of Detroit. 

Whenever I'm at a property, I pick up little pieces of trash.

I beleive this is an important distinction because you appear focused solely on apartment buildings that were acquired because of favorable debt or other bad projections. 

I've got a piece of land under contract that I can subdivide and put a duplex on one of the lots to sell.
